As a team, we strive to ascertain the comprehensive scope of each land development project. Land development is a “value-added” process, as incremental value is earned when the land is entitled, permitted, and as site improvements are completed. Sites are identified and evaluated based on current market conditions and detailed analysis.
Following the identification of potential properties the project team reviews all aspects of developing the property including; property obligations, the expense of physical improvements, and the future sale of finished lots. The timing for securing permits, constructing improvements, and analyzing the market determines the timing associated with the holding time of the property.
In order to secure a position in the market, lot development is anticipated and limited to a timeframe that allows for lots to be delivered. By keeping the construction period to a short-term and cost down, we’ve been able to develop strong relationships with a number of national building partners.
